A bill amount looks wrong - common reasons and fixes
Why a tenant's bill shows a different amount than expected: room splits, partial payments, penalties, discounts or advance credit, and how to fix it.

What you see
You or your tenant open a bill and the amount isn't what you expected: too high, too low, or there's an extra bill you don't remember making.
Why it happens
Most of the time BoardHub is doing exactly what it was set up to do:
- Room split: a bill created By Room (Split) divides the total between the active tenants in that room. Each tenant sees their share, and the note shows the split, like "Room Split: ₱1200÷3".
- Partial payment: the Balance column shows what's left, which is lower than the amount once part is paid.
- Late penalty: if late-payment penalties are turned on, BoardHub adds a separate bill marked ⚠ Penalty with the percentage.
- Discount rule: if you set a discount, such as a school-break rate, generated bills come out lower.
- Advance credit: money a tenant paid ahead is used on their next bill automatically.
- Per Person or Per Room: in a Per Person room, each tenant pays the full rent. In a Per Room room, the rent is split among the occupants.
How to fix it
- Open Bills and find the bill. Check its type, amount, Balance and any note.
- If it's a split, check that the right people are marked Active in that room.
- If it's a penalty, check your penalty settings under My Website > Automations & Email (Pro), including the grace period.
- Check the room's rent and whether it's Per Person or Per Room in Rooms.
- If the amount is simply wrong, tap the pencil icon on the bill, correct the amount and save.

Tips
- Discount rules apply to bills BoardHub generates for you. A bill you type in by hand uses the amount you enter.
- When you change a rule, explain it to tenants with an announcement so nobody is surprised.
Frequently asked questions
Why is the balance lower than the bill amount?
Part of the bill has already been paid. The balance is what's left after payments and any advance credit.
Can I correct a bill myself?
Yes. Open Bills, find the bill and edit the amount. The balance updates based on what's already been paid.
