Set up discount rules for rent (Pro)
Give automatic discounts, like a lower rate during school breaks or a loyalty discount, that BoardHub applies to generated bills and explains on the bill.

Many landlords charge less in certain months, for example during summer when students go home. A discount rule does this for you every time bills are generated, and prints the reason on the bill so tenants understand why it's lower.
Before you start
Discount rules are a Pro feature. You'll find them on the Automations & Email tab of My Website.
Step by step
- Open My Website, then the Automations & Email tab.
- In the Discounts card, tap Add discount.
- Give it a Name, such as "No class activities". Tenants see this name on the bill.
- Enter How much comes off and choose the Type: Percent off (%) or Pesos off (₱).
- Under Which months, tap the months it applies to. Leave Repeat every year on for a yearly discount.
- Under Who gets it, choose All tenants, A property, A room or Chosen tenants.
- Under Which charges, keep Rent selected.
- Check the preview of how many tenants it affects, then tap Add discount.

What happens next
The next time rent bills are generated, by the Generate bills button or automatic monthly billing, matching tenants' rent comes out lower and the bill shows the discount name. Each rule is listed with a one-line summary, like "Jun, Jul · every year · all tenants · Rent".
Tips
- A percentage can't be more than 100.
- Use Chosen tenants for a personal deal, such as a loyalty rate for a long-time boarder.
- Discounts are applied to generated rent bills. Bills you create by hand with Create Bill, including electricity and water, use the amount you type, so adjust those yourself.
Pro: Discounts sit next to the Late Payment Penalty settings on the same tab, if you also want to charge extra for late bills.
Frequently asked questions
Does a new rule change bills I already made?
No. Rules apply when bills are generated. Bills already created keep their amount, and deleting a rule only stops it applying to new bills.
Can I pause a discount without deleting it?
Yes. Tap Turn off on the rule. Tap Turn on when you want it back.
