Question 1

What is BoardHub, in plain words?

Accepted Answer

BoardHub is an app that runs your boarding house for you — the boring parts, at least. Billing, rent tracking, tenant records, maintenance requests, and your own website all live in one dashboard instead of a notebook, three group chats, and a spreadsheet you're scared to open.

Question 2

Is BoardHub really free to start?

Accepted Answer

Yes, and not in a sneaky trial way. The Free plan works forever for one boarding house with up to 10 rooms and 15 tenants. No credit card, no expiry date. You only pay if you outgrow it and want Pro.

Question 3

How long does setup take?

Accepted Answer

Most landlords are up and running in about 10 minutes: sign up, add your boarding house, add your rooms, then invite tenants. If you can fill out a GCash form, you can set up BoardHub.

Question 4

Do I need to install anything?

Accepted Answer

No. BoardHub runs in any browser — phone, tablet, laptop. There's nothing to download and it works the same on a ₱5,000 Android phone as it does on a MacBook.

Question 5

I'm not techie. Will I get lost?

Accepted Answer

We built BoardHub for landlords, not IT people. Everything is labeled in plain language, and if you ever get stuck, the live chat support is one tap away. Many of our users are managing properties from their 50s and 60s without an issue.

Question 6

Can I manage my boarding house from abroad (OFW)?

Accepted Answer

Absolutely — that's one of the most common ways BoardHub is used. You see payments, tenant records, and maintenance requests in real time from anywhere, so you're not waiting for a relative to text you screenshots.

Question 7

Can I switch from my notebook or Excel file?

Accepted Answer

Yes, and you don't have to do it all at once. Add your current tenants and their room assignments, and BoardHub takes over from this month forward. Your old records can stay in the notebook — no need to encode years of history.

Question 8

How much does BoardHub Pro cost?

Accepted Answer

Pro is ₱1,499 per month, or ₱14,990 per year — which works out to two months free. That's usually less than one day of one room's rent for unlimited properties, rooms, and tenants plus all the Pro features.

Question 9

What's the difference between Free and Pro?

Accepted Answer

Free covers one boarding house, 10 rooms, and 15 tenants with all the core tools. Pro removes every limit and unlocks tenant messaging, your own branded website with online reservations, the 24/7 AI assistant, and white-label branding.

Question 10

How do I pay for Pro?

Accepted Answer

GCash, Maya, or bank transfer. Choose Pro, send the payment, upload your proof, and your account is upgraded once it's verified — usually within the day. Card payments are coming soon.

Question 11

What happens if my Pro subscription expires?

Accepted Answer

Your data is safe — nothing gets deleted. Your account simply drops back to Free plan limits until you renew. If you have more properties or tenants than Free allows, you can view everything but you'll need Pro to add more.

Question 12

Are there hidden fees or charges per tenant?

Accepted Answer

None. Free is free, and Pro is one flat price no matter how many boarding houses, rooms, or tenants you manage. We don't take a cut of your rent either.

Question 13

How does rent collection work on BoardHub?

Accepted Answer

You create bills (or let recurring billing do it), tenants see exactly what they owe in their portal, and when they pay via GCash, Maya, or cash, they submit the payment for your approval. You approve it, the bill closes, and the record is there forever.

Question 14

Does BoardHub hold my money?

Accepted Answer

No, and this matters: rent goes straight from your tenant to you, using whatever method you already use — GCash, bank, cash. BoardHub only records and tracks it. We never touch your money.

Question 15

Can BoardHub handle utility bills and other charges?

Accepted Answer

Yes. On top of rent you can bill electricity, water, WiFi, laundry, or any custom charge — split however you like. Tenants see the breakdown so there are fewer 'bakit ganito kalaki' conversations.

Question 16

What about late payments?

Accepted Answer

BoardHub shows you exactly who's paid, who's pending, and who's overdue the moment you open the dashboard. Overdue bills are flagged automatically, so nobody slips through the cracks just because you were busy.

Question 17

Can I print or export payment records?

Accepted Answer

Yes — payment histories and receipts are printable, which is handy for your records, disputes, or when the BIR comes asking. Everything is timestamped and organized per tenant.

Question 18

What do my tenants see?

Accepted Answer

Tenants get their own portal login where they see their bills, payment history, house announcements, and a maintenance request button. They can't see other tenants' info or anything about your finances beyond their own account.

Question 19

Do my tenants have to pay for anything?

Accepted Answer

No. The tenant portal is completely free for tenants, on every plan. They just need the invite from you.

Question 20

What if a tenant doesn't have a smartphone?

Accepted Answer

You can still manage everything on your side — their bills, payments, and records — and just deal with them in cash and paper like before. BoardHub doesn't force every tenant online; it just gives the ones who are a better experience.

Question 21

How do maintenance requests work?

Accepted Answer

A tenant snaps the problem — busted faucet, broken hinge — and submits it from their portal. It lands in your dashboard with a status you update as you fix it. No more requests lost in a group chat between memes.

Question 22

Can I message my tenants through BoardHub?

Accepted Answer

On Pro, yes — real-time messaging with individual tenants, plus announcements you can push to everyone in a boarding house at once (brownout schedules, water interruptions, rent reminders).

Question 23

What happens when a tenant moves out?

Accepted Answer

Mark them as moved out and their room opens up instantly for the next boarder. Their payment history stays archived, which saves you when someone comes back a year later asking about their deposit.

Question 24

Does BoardHub really give me my own website?

Accepted Answer

Yes — Pro landlords get a landing page for each boarding house with photos, room rates, house rules, and live room availability. Share the link on Facebook Marketplace or print it on a tarp; inquiries come to you instead of getting buried in comments.

Question 25

How does online reservation work?

Accepted Answer

Prospective boarders see which rooms are open on your page and can reserve one right there. The reservation lands in your dashboard for approval — you stay in control of who moves in. If you're full, they can join a waitlist and get notified when a room opens.

Question 26

What is the 24/7 AI assistant?

Accepted Answer

It's a chat assistant on your boarding house page that answers inquiries any time — rates, availability, house rules — even while you sleep. It can even take a reservation for you. You'd be surprised how many boarders inquire at 11pm.

Question 27

Can I use my own branding?

Accepted Answer

Pro includes white-label branding: your logo, your colors, your boarding house name front and center. Your tenants and inquirers see your brand, not ours.

Question 28

Is my data safe with BoardHub?

Accepted Answer

Your account is protected with encrypted passwords, and your data is backed up and never sold or shared. Only you (and the tenants you invite, for their own records) can see your information.

Question 29

Who owns my data?

Accepted Answer

You do, full stop. Your tenant records, payment histories, and property details are yours. If you ever leave, your records don't become ours to keep.

Question 30

What happens to my records if I stop using BoardHub?

Accepted Answer

Nothing is deleted when you go inactive or drop to Free. Your history stays intact, so if you come back in six months, everything is exactly where you left it.

Question 31

Can my helper or family member get access too?

Accepted Answer

The account owner controls the login. Many landlords share access with a trusted spouse or property caretaker — just keep the password between people you trust, and change it any time from your account settings.

Question 32

What kind of support do I get?

Accepted Answer

Live chat support right inside your dashboard, on both Free and Pro — Pro tickets just jump the queue. There's also the AI assistant on the main site that answers most questions instantly, any hour of the day.

Question 33

I found a bug or have a feature idea. Where do I send it?

Accepted Answer

Use the Help & Support widget in your dashboard — bug reports and feature requests go straight to the team, and you can track the status of your ticket. A lot of BoardHub's features started as landlord suggestions.

Question 34

Does BoardHub work for apartments and dorms too?

Accepted Answer

Yes. While it's built with Filipino boarding houses in mind, the same tools fit small apartments, dormitories, bedspacers, and studio rentals. If you collect rent from multiple tenants under one roof, BoardHub fits.
