Per room vs per person rent: how BoardHub splits rent
Per Room divides a room's rent among the tenants staying in it. Per Person charges each bedspacer the full amount. Learn which to choose for each room.

Every room has an Assignment Type that tells BoardHub what the Monthly Rent means. It's the single most important room setting, because it decides each tenant's rent bill.
The two types
- Per Room: the rent is for the whole room, divided equally among the active tenants in it. A ₱4,500 room with four tenants bills ₱1,125 each.
- Per Person: the rent is per head, like a bedspace. Every tenant in the room is billed the full amount. A ₱1,500 bedspace with four tenants bills ₱1,500 each.
Step by step
- Open Rooms and tap the room.
- Tap Edit room.
- Under Assignment Type, choose Per Room or Per Person.
- Check that Monthly Rent (₱) matches: the whole room's rent for Per Room, or one person's rent for Per Person.
- Tap Save Changes.

What happens next
The next rent bills you generate use the new setting. Bills that already exist don't change, so edit those by hand on the Bills page if needed.
Common questions
Why did my bedspacers get a smaller bill than expected? Their room is probably still on Per Room, so the rent was split. Switch it to Per Person, then edit the bills already made (Generate bills skips tenants who already have that month's rent bill).
What if the split doesn't come out even? BoardHub rounds to the centavo. A ₱1,000 room shared by three bills ₱333.33 each.
Tip: When you add a tenant, BoardHub fills in the advance and deposit from the room's full Monthly Rent. For a shared Per Room room, change those amounts to the tenant's own share.
Frequently asked questions
What happens to the split when a tenant moves out of a Per Room room?
The remaining tenants share the rent from the next bills generated. Four tenants in a ₱4,500 room pay ₱1,125 each; if one moves out, the other three pay ₱1,500 each.
Which type is the default?
New rooms start on Per Room. Change bedspace rooms to Per Person, or their rent will be split.
