How to move out a tenant in BoardHub
Mark a tenant as Moved when they leave. Their bed and plan slot free up, billing stops, and their bills and payment history stay on record.
Last updated
When a boarder leaves, don't delete them. Change their status to Moved so their room opens up and their records stay safe for later.
Before you start
Check the tenant's profile for unpaid bills. It's easier to settle or note them before the tenant leaves.
Step by step
- Open Tenants and find the tenant.
- Tap the pencil icon on their row.
- Change Status to Moved.
- Add a note under More details, such as the move-out date or deposit refunded, if you want a record.
- Tap Save Changes.

What happens next
- The tenant disappears from the default Active list. Set the status filter to Moved or All Status to find them again.
- Their bed counts as free on the Rooms page, and their slot no longer counts toward your plan's tenant limit.
- They're left out of future Generate bills runs, and in a Per Room room the rent is shared among the remaining tenants from the next bills.
- All their old bills and payments stay on their profile.
Common questions
What if they left owing money? Their unpaid bills stay open. Moved tenants who still owe are listed on Tenants, under the Who Owes tab, in the second view (the Unpaid move-in fees chip). When they pay, open their profile and tap Record Payment.
What's the difference between Moved and Inactive? Both stop new rent bills and free the bed. Use Moved for someone who has left for good.
Tip: Deleting a tenant with the trash icon also frees the bed, and their bills and payments stay in your records, but the tenant record itself is gone. Moved is the safer choice.
Frequently asked questions
Should I delete a tenant who moved out?
Usually no. Setting them to Moved keeps their history for deposit questions or if they come back. Delete only records you added by mistake.
Does a moved-out tenant still count toward the Free limit?
No. Only Active tenants count toward the 15-tenant limit on Free.
