How to move a tenant to another room
Transfer a tenant to a different room or property in BoardHub. Bed counts update on their own, and their bills and payment history stay with them.

When a boarder transfers rooms, you only need to change their room on their tenant record. Their history comes along with them.
Step by step
- Open Tenants and find the tenant. Use the search box or the property and room filters.
- Tap the pencil icon on their row to edit them.
- If they're moving to another building, change the Boarding House first.
- Tap Room and pick the new room. Each room shows its rent, how many are staying (like 2/4), and an Available, Full or Reserved tag.
- Tap Save Changes.

What happens next
The tenant now shows under their new room, and the bed counts on the Rooms page are recounted from your active tenants. The old room frees up a bed and the new one fills one.
Their next rent bill follows the new room's settings. In a Per Room room the rent is shared with the others staying there; in a Per Person room they pay the full rate.
Tips
- Changing rooms doesn't change the advance and deposit you already recorded. Update Money setup if the new room has a different rate.
- If this month's rent bill was already made at the old rate, edit that bill on the Bills page so the amount matches.
Tip: Not sure who is in a room? On Rooms, tap the room to see everyone staying there and jump to their profiles.
Frequently asked questions
Will the tenant's old bills move to the new room?
Bills already created keep the room they were made for. New bills use the new room's rent and assignment type.
Can I put a tenant in a room marked Full?
The room picker shows Full rooms so you can see them, but check capacity first. If the room really has space, raise its capacity on the Rooms page.
