How partial payments work in BoardHub
When a tenant pays only part of what they owe, BoardHub applies it to the oldest bill first, marks it Partially Paid and keeps the balance on record.

Kulang ang bayad? No problem. Record whatever the tenant gave you and BoardHub keeps track of what's still left.
Step by step
- Open Payments and tap Record Payment, then pick the tenant.
- Under Outstanding Bills, tick the bills this money should go to.
- Enter the amount the tenant actually paid in Total Payment Amount (₱).
- Read the note under the amount. If it's less than the total, it says Partial payment — will be applied oldest-first and how many bills it reaches.
- Fill in the date, method and reference, then tap Record Payment.

What happens next
BoardHub fills the oldest ticked bill first. A fully covered bill becomes Paid; the bill where the money runs out becomes Partially Paid with the rest as its balance. The tenant sees the same balance in their portal, and when they pay the rest, you record it the same way.
Example
Ana owes ₱3,000 for September and ₱3,000 for October and pays ₱4,000. September becomes Paid and October becomes Partially Paid with ₱1,000 left.
Tips
- Tenants sending GCash or Maya proof from the portal can pay part of a bill too. Approving it marks the bill Partially Paid.
- Filter the Bills page by Partially Paid to see every bill with money still owing.
- Paying more than the ticked bills? Tick more bills, or record the extra separately as an Advance payment.
Tip: BoardHub AI shows the split before saving. Say "Ana 4000" and the card lists which months it pays and what's left on each.
