How tenants report a repair from the tenant portal
Tenants send repair requests from the Maintenance tab of their portal with a title, details, category and priority. You get alerted right away.

No more repair requests lost in a group chat. Tenants report problems from their own portal, and each one lands in your Repairs list with the tenant's name and room already filled in.
Before you start
Your tenant needs to be able to sign in to the tenant portal. That means an email on their tenant profile and a portal password you've set for them.
Step by step
Share these steps with your tenant:
- Sign in to the tenant portal.
- Open the Maintenance tab. On a phone, tap More in the bottom bar, then Maintenance.
- Tap New Request.
- Fill in the Issue Title, for example "Leaking faucet in bathroom".
- Describe the problem in Description.
- Choose a Category: plumbing, electrical, furniture, appliance, structural, cleaning or other.
- Set the Priority: Low, Medium, High or Urgent.
- Optional: tap Add a photo of the problem to attach a picture.
- Tap Submit Request.

What happens next
The tenant sees "Request Submitted!" and the request appears in their Maintenance list as pending. You get a notification in BoardHub and, unless you've switched it off, an email or push alert about the new maintenance request.
Every time you change the status, the tenant is notified and sees your note in their Maintenance tab.
Tips
- Ask tenants to use Urgent only for things that can't wait, like a burst pipe or sparking outlet. You can filter your list by priority.
- A clear description saves a trip. "Faucet in CR drips nonstop, even when closed tight" beats "sira gripo".

Can tenants attach a photo to a repair request?

Is reporting repairs free for tenants?
