The Repairs page is your to-do list for anything broken. Requests from tenants show up here the moment they're sent.
Step by step
- Open Repairs. On a computer it's under Tools in the sidebar. On your phone, tap More, then Repairs.
- Check the counts at the top: Pending, In Progress and Resolved.
- Narrow the list with the status filter (All Status, Pending, In Progress, Resolved, Cancelled) or the priority filter (Urgent, High, Medium, Low).
- Tap View on a request to open it.
- Read the details, then type a note in Landlord Notes if you want to tell the tenant something.
- Under Update Status, tap the new status. This saves your note too.
Tools›Repairs›View›Update Status
What happens next
The tenant gets a "Maintenance Update" notification with the new status and your note. The note also shows under the request in their portal's Maintenance tab.
The list refreshes on its own when a new request comes in, so you can leave the page open.
Tips
- Each request shows the tenant, room, property, priority and how long ago it was sent, so you can plan one trip for several fixes in the same house.
- Sort out Urgent and High first by using the priority filter.
Tip: Paid a plumber or bought parts? Record it under Expenses with the category "maintenance" so it shows in your income reports.
