What repair statuses mean and how to use landlord notes
Pending, In Progress, Resolved or Cancelled: what each repair status means, when to use it, and how your notes keep tenants in the loop.
Last updated
A clear status tells your tenant their problem hasn't been forgotten. It also helps you see at a glance what's still waiting.
The four statuses
- Pending: new and not started yet. Every request from a tenant starts here.
- In Progress: you're working on it, for example a repairman is scheduled.
- Resolved: fixed. It moves into your Resolved count.
- Cancelled: not going ahead, for example a duplicate request or the tenant fixed it.
Step by step
- Open Repairs and tap View on the request.
- Write a short update in Landlord Notes, like "Plumber coming Saturday 9 AM".
- Tap the status under Update Status. Your note is saved with it.

What happens next
The tenant gets a notification such as: Your request has been marked as "In Progress". If you wrote a note, it's added as "Landlord note: ...".
Tips
- Notes save when you tap a status. If you only want to update the note, tap the current status again.
- Keep notes friendly and specific: a day and time beats "soon".
- Mark a request Resolved once it's done so your Home screen's Open repairs tile stays accurate.
Frequently asked questions
Does my tenant see my notes?
Yes. Your note is included in the update notification and shows under the request in the tenant's Maintenance tab, so write it as if the tenant is reading.
Can I change a status back?
Yes. Open the request and tap a different status at any time. The tenant is notified of each change.
