How tenants report repairs from the Tenant Portal
Tenants report a leaking faucet or broken light from the portal with a title, description, category and priority. You track every request under Repairs.

No more repair requests lost in the group chat. Tenants report problems from their portal, and every request lands in one list for you, with a status both of you can see.
Step by step
- The tenant signs in at boardhubph.com/tenant-portal and opens Maintenance (on a phone: More, then Maintenance).
- They tap New Request.
- They type an Issue Title, like "Leaking faucet in bathroom", and a Description of the problem.
- They pick a Category (plumbing, electrical, furniture, appliance, structural, cleaning or other) and a Priority (Low, Medium, High or Urgent).
- They tap Submit Request.

What happens next
The tenant sees Request Submitted! and you get a notification. The request appears on your Repairs page as Pending, and a badge on Repairs shows how many need attention. As you work on it, change the status to In Progress, then Resolved (or Cancelled). The tenant sees each change in their portal.
Tips
- On Repairs, filter by status or priority to handle Urgent ones first.
- Ask BoardHub AI "What needs fixing?" for a quick list of open requests.
- You can also tell BoardHub AI something like "Fix done for Room 3's sink". It finds the request and shows a card to mark it resolved after you tap Update request.
Tip: Ask tenants to be specific in the description, such as which room, which fixture and since when. It helps you bring the right tools or send the right repair person the first time.
